Before you buy: a flood checklist.

Ten questions to answer before you make an offer.

  1. What flood zone is it in? Zones starting with A or V are Special Flood Hazard Areas.
  2. Will my lender require flood insurance? With a federally regulated or insured lender, a building in a Special Flood Hazard Area requires it.
  3. How high is the ground compared with the flood level? Compare ground elevation with the base flood elevation.
  4. Is there an Elevation Certificate? Ask the seller. It can matter for insurance.
  5. Has it flooded before? Ask the seller and check your state's disclosure rules.
  6. How many claims are in the ZIP code? Claims history shows how often flooding has turned into real losses nearby.
  7. Any recent disaster declarations? County declarations show which storms hit hardest.
  8. Has the map changed? Look for map amendments and the panel's effective date.
  9. What will insurance cost? Get a real quote from a licensed agent before your inspection period ends.
  10. Does the community join FEMA's Community Rating System? Participating communities can earn flood insurance discounts.
