Is this an official flood zone determination?

No. Reports are information only. Lenders use an official Standard Flood Hazard Determination; for elevation, a licensed surveyor issues an Elevation Certificate. We point you to both.

Where does the data come from?

FEMA's National Flood Hazard Layer and OpenFEMA, USGS 3DEP elevation and NOAA VDatum. See data sources.

Why does the exact pin location matter?

Zone boundaries can run through a neighborhood or even a lot. We check the precise point and warn you when a higher-risk zone is close by.

Does a low-risk zone mean it won't flood?

No. Many flood insurance claims come from outside high-risk zones. Zone X means lower mapped risk, not no risk.

Will my lender require flood insurance?

If the building is in a Special Flood Hazard Area (zones starting with A or V) and the loan comes from a federally regulated or insured lender, federal law requires flood insurance. The report tells you when that applies.

What does “above the 100-year flood” mean?

It compares ground elevation with the base flood elevation, the level a flood has a 1% chance of reaching in any year. Read our guide.

My address isn't found. What can I do?

New or rural addresses are sometimes missing from public address data. Drop a pin on the map instead.

Is it free?

Yes. Free reports have a fair-use limit of 60 a day per network. Pro plans add branding, monitoring, lead capture and batch lookup.

How does Pro sign-in work?

You buy through Gumroad and receive a license key. Paste it into the Pro dashboard. No password to remember.

Can I cancel?

Anytime, from your Gumroad receipt or library. You keep access until the end of the paid period.
